The redevelopment of Beswick is one of the largest opportunities for new housing and mixed-use development in East Manchester.


Lovell and Gleeson were selected as joint developers and have worked closely with NEM and local residents to agree a neighbourhood plan for the area that includes 1100 new homes, a new state of the art primary school, a new east Manchester Academy and a new retail area.

The first phase of housing began on site in autumn 2004 and saw the first new residents in winter 2005. So far more than 340 plots have been constructed and a further 196 are under construction.

Construction of housing in the Beswick area mirrors the high specifications available in the city centre as well as providing substantial energy reductions.

Lovell are well underway with Phase of The Way development and planning permission for Gleeson’s Phase 2 development was approved in August 2008, which also included proposals for the redevelopment of Beswick Precinct. The £4m development will include new shops, offices and accommodation. Part of the old precinct has already been demolished to make way for the new building that will front onto Grey Mare Lane.

The new £3.5m primary school, Ashbury Meadow, is at the heart of the community and as well as providing a high quality learning environment for pupils also features a learning centre, training room, crèche and a Surestart base.

Preparation of the site for the new academy is underway and scheduled to open September 2010. The new state of the art academy will house 900 pupils and will specialise in the ‘built environment’.
